Application & Security Deposit & Signing the Lease

Turning in your Application

To apply for an apartment you will need the following for each application turned in:
***Please note that I will need an application turned in for each person over the age of 18 that will be living here. There are a few items below that won't be required in certain cases that we will discuss when you view the apartment***
  1. A copy of your Drivers License
  2. A copy of your Social Security Card
  3. $25 in cashiers check or money order for each application turned in.
  4. You (& roommate if applicable) must make at least 3 times the rental amount
  5. You will be denied if you have any Evictions, Bankruptcies or Foreclosures.

    Explanation of items above:
    1) Is needed before I can turn in your application
    2) Is needed before I can turn in your application. You must have a Social Security Number to apply for an apartment. It does not matter if you have just received it & have not been able to establish credit one is required & there is no way around that, even with a co-signer.
    3) The $25 is to cover our cost to run your credit. This must be paid using a cashiers check or money order. I will not be able to accept cash or personal check. Money Orders can be purchased at any 7-eleven & there is one on the corner of Lake & Orange Grove.
    4) To qualify for the apartment without the use of a co-signer you & your roommate must make at least 3 times the rental amount per month. If you do not then you will need a co-signer.
    5) If you have any of these items on your record you will be denied.


    Processing your Application

    It takes about 24 hours to hear back on your application. We call to verify your current tenancy & employment. It may go faster or slower depending on when & if we hear back from them.

    Security Deposit

    When your application is accepted the main office will let me know what your security deposit is. By looking at your credit history, job history & rental history we will determine how much your security deposit will be. Your security deposit will either be equal to 1 months, 1.5 months or 2 months worth of rent.

    You've been accepted... Now What?

    At this point you will let me know if you would like the apartment. We can sign the lease immediately if that is what you would like. If you pay your security deposit I can hold the apartment for 10 days before signing the lease.

    *Please keep in mind that your obligation for the apartment begins as soon as you sign the lease no matter when you actually move in.*


    Signing the Lease

    At lease signing you will need to bring any money that is owed using a Cashiers Check or Money Order (you will be able to use a personal check to pay rent after we sign the lease).

    Move In Costs

    Here is an example of move in costs....

    $1000 - For the 1st full months rent. *see explanation below*
    $1500 - If security deposit is set a 1.5 of rental amount.
    $150 - Pet Deposit for 1 cat ($300 per dog)
    $60 - Key Deposit ($30 for each security gate/door)

Exit the 210 freeway at Lake Ave. Take Maple (the one-way service road on the North side of the freeway) past the light at El Molino & turn right at the second street. We are the 2nd, 3rd & 4th property on the right.

For 400 N Oakland Ave - buzz the manager.

For 402-410 N Oakland Ave - Call the manager at 626-796-4430

For 420 N Oakland Ave - Call the manager using the call box, either 27 or 28.

I show apartments by appointment only. If you show up with out an appointment there is a very good chance that I will not be able to show it to you, even if I am here. So please call before coming so you don't waste a trip!
